Why Australia’s Hospital Boom is Driving Property Demand in Key Markets.
June 9, 2026

Australia’s hospital boom is creating direct property demand in key markets across the country.

Big infrastructure shapes where people want to live.

And right now, health is one of the biggest drivers.

A $160 billion wave of hospital development is determining which suburbs people are choosing next.

The scale of Australia’s hospital boom and what it means for property

A new report from Fresh Start Advisory and Hotspotting, called From Wards to Wealth, maps the scale of Australia’s hospital and medical infrastructure pipeline. Fresh Start Advisory CEO Frank Ambesi says there are 307 hospital and medical centre projects either proposed or underway nationwide, each worth at least $100 million.

The bigger projects will create thousands of jobs, both during construction and once they open.

That kind of employment base has a direct and lasting impact on surrounding property markets.

Why hospitals drive property demand in surrounding suburbs

The connection between medical infrastructure and property demand is straightforward. Ambesi explains it clearly:

“Suburbs surrounding medical infrastructure are magnets for renters and buyers who want to live close to where they work. This injects new demand for homes to buy or rent into the immediate area.”

Hospitals and medical centres are not short-term employers. They are permanent, growing institutions that attract healthcare workers, support staff, students and families, all of whom need somewhere to live.

Unlike a single construction project or event, medical infrastructure creates sustained, long-term demand.

Which locations are set to benefit most from Australia’s hospital boom property markets?

The From Wards to Wealth report identifies ten locations where hospital projects have the potential to have the biggest impact on surrounding property markets:

  • Coomera, QLD
  • Frankston, VIC
  • Campsie, Bankstown and Camperdown, NSW
  • Toowoomba, QLD
  • Redcliffe, QLD
  • Footscray, VIC
  • Thebarton, SA
  • Thabeban, QLD
  • Cobblebank, VIC
  • Burnie, TAS

What the hospital boom means for property investors in Australia

This is a good reminder that property demand is not random. Jobs, infrastructure and population all play a part. Understanding what drives demand over the long term is far more useful than chasing the suburb everyone is talking about this week.

The suburbs on this list are not “hot tips.” They are locations where the conditions for sustained, long-term demand are being created by significant, permanent infrastructure investment. That is a very different thing.

From what we see at Austral Financial, the families who do best in property are not the ones who move fastest. They are the ones who understand the fundamentals behind their decision, and then hold their investment long enough for those fundamentals to play out.

We help everyday Australian families cut through the noise and understand the market clearly, so they can make informed decisions based on their own circumstances.

Send us a message if you would like to talk through how infrastructure trends could factor into a long-term property strategy for your family.
