Build to rent in Australia is no longer a niche corner of the property market.
As rental supply tightens and tax changes reshape how investors approach residential property, Build-to-Rent (or BTR) is growing rapidly and reshaping how Australia thinks about rental housing supply.
What is Build to Rent in Australia?
Build-to-Rent is a property development model where an entire apartment building or complex is constructed specifically to be rented out – not sold. The developer or institutional investor owns the whole building and manages it as a long-term rental asset. Tenants typically benefit from longer leases and more stability than the typical private rental market.
This is different from how most Australians think about property investment.
A typical private investor buys one property and rents it out. A BTR developer builds and owns hundreds of apartments in a single building, operating the whole thing as a managed rental business.
Why build to rent investment is growing
According to Conal Newland, International Director and Head of Living at Cushman & Wakefield, BTR is no longer a niche investment class but an essential component of rental property supply in Australia.
He says investors in BTR are focusing on long-term fundamentals rather than short-term conditions, and that the sector has emerged as a recognised asset class in global institutional portfolios.
The context matters. Australia continues to deliver significantly fewer homes than required to meet population growth and housing demand. The federal budget changes to negative gearing may further reduce private investor participation in traditional residential housing. Both of these factors are pushing institutional capital toward BTR as a way to fill the gap.
What build to rent needs to reach its potential in Australia
Newland says improved planning certainty, faster approvals and greater policy consistency are essential if the BTR sector is to reach its full potential in Australia.
On the policy front, there has been progress. Federal and state governments have improved tax settings to support institutional BTR investment, making Australia a more competitive BTR destination internationally. The National Housing Accord has also signalled a positive direction for the sector.
But challenges remain.
The key challenge, according to Newland, is now centred on scaling capital sources capable of delivering housing supply at the volume Australia needs.
Is build to rent the solution to Australia’s rental housing problem?
“As Australia continues to confront housing affordability and supply challenges, Build-to-Rent will not be the sole answer. But it is rapidly becoming one of the most important pieces of the solution,” Newland says.
Despite becoming more popular and increasingly a core component of global institutional portfolios, BTR is not a standalone solution to Australia’s housing challenges. It works best as part of a broader mix, alongside new build residential supply, social housing investment and policy reform.
What the rise of build to rent Australia investment means for everyday property investors
BTR is institutional-scale investing. Individual families do not typically invest directly in Build-to-Rent projects as these are products for large funds, superannuation investors and global institutional capital.
But the growth of BTR matters for everyday property investors because of what it signals about the rental market.
More institutional capital flowing into purpose-built rental housing reflects the same underlying truth that individual investors see in the data: demand for rental housing in Australia is strong, supply is short, and the gap is not closing any time soon.
For families thinking about long-term property investment, the rental demand picture (whether supply comes from private investors or institutional BTR developers) points in the same direction. More people need homes. Not enough homes are being built. That structural imbalance takes years to resolve.
We help everyday Australian families understand the property investment landscape clearly, so they can make informed decisions based on their own circumstances.
